Represents Company in all real estate transactions within assigned geographic territory (Alabama, Mississippi and Arkansas). Evaluates prospective sites for new store locations, remodel/expansions and fuel centers, and makes recommendations to Banner, Region/Division and Corporate Management.
Job Responsibilities and Accountabilities
- Contributes to the company via new store, remodel/expansion, property management, surplus property, etc. transactions meeting agreed upon goal! s and objectives set by Real Estate Director.
- Takes o! wnership and full responsibility for meeting growth, work quality and service level goals with assigned territory and projects.
- Assists in building and implementing an annual and 3 year strategic plans for area of responsibility that incorporates all Company formats (Save-A-Lot corporate and licensee).
- Completes real estate transactions of varying types and difficulties including: identifying the sites, negotiating basic business terms and site plan, working and communicating with development partners and customers through the store development process in an appropriate and efficient manner, preparing and submitting the proposal package for Investment Council approval, taking the leadership role in the due diligence, entitlements and legal documentation, and coordinating and tracking the project on applicable project management tracking system.
- Coordinates all negotiations with team attorney and handles all document negotiations and acts in a comp! etent, timely manner with a high level of professionalism and urgency.
- Understands, stays current and complies with company policies relative to the negotiation of legal documents.
- Works closely with the team construction project manager to assemble the development team and timely obtain governmental approvals and complete store openings. Acts as a primary contact for inquiries regarding information on the project.
- Processes and tracks information required for submittal packages including financial statements to the Investment Council and/or other approving bodies.
- Keeps current on market conditions in assigned territory including: maintaining knowledge of all competitive changes in market area, knowing the primary differences between the competitors within his/her market, conducting preliminary individual research to project a sales volume for a specific site, maintaining knowledge of changes in demographics for trade area around site as! well as in the market area.
- Provides leadership to assigned d! evelopment team to successfully complete all projects, mentors less experienced real estate personnel.
- Processes requests from existing landlords for lease modifications by evaluating requests, negotiating concessions in return for approval, making recommendations to senior development and division management, and legally documenting any agreements reached with landlord.
- Bachelorâs degree with emphasis in General Business or related field
- Previous experience as a Real Estate Representative with the company preferred.
- Minimum of 5 years of Real Estate, Market Research or related experience.
- Previous experience as tenant representative with responsibility and ownership over several different deal types; (i.e., purchases, BTS, ground leases, redevelopment, etc.) preferred.
- General understanding of financial statements and pr! oformas along with the ability to understand profit and loss statements.
- Be a self-starter with an ownership attitude and a strong sense of drive and urgency to meet established goals.
- Possess strong written and oral communication skills and the ability and urgency to complete deals.
- Must have the ability to represent the Company's interests to outside professionals and vendors.
- Possess a strong understanding of general real estate and real estate documentation.
- Works with minor supervision to process, track, and submit IC packages.
- Thorough knowledge of the government approval processes, budgeting processes and various construction processes.
- Handles complex and/or sophisticated real estate transactions. Handles most matters independently.
- Strong market analysis skills.
- Possess strong negotiation and deal-making skills.
- Possess good management and leadership skills with the ability to! motivate and work with and through others to achieve desired results.
- Some travel may be required, 30-70% depending on assigned area
- Most work is performed in a temperature-controlled office environment
- Incumbent may sit for long periods of time at desk or computer terminal
- Incumbent may use calculators, keyboards, telephone, and other office equipment in the course of normal workday
- Stooping, bending, twisting, and reaching may be required in completion of job duties
