Essential Functions:
Manages capital building projects from design and contract documents through construction administration and project close-out; works with administrative, academic and hospital personnel to establish project programs, development of budgets, schedules, construction requirements and coordinates input/approvals from the appropriate departments; procures design and other consultant professional services and negotiates/recommends approval for consultant contract agreements; supervises and coordinates the work of design professionals and consultants; serves as liaison between the design professionals/construction managers and general contractors(s) and University Colleges, Departments, and Administration during the bid/negotiation, design and construction administration phases of projects; interprets and implements building requirements following all local, state and federal regulations to include! the State of Alabama Public Works Law and the State of Alabam! a Building Code; works with the Office of Sponsored Programs to ensure compliance with applicable federal funding agencies supplying grants or other funds on capital building projects; provides coordination and oversight review of all design, design development, and contract document work; manages, communicates, and updates as required, all budgets and schedules during all phases of the project; facilitates preparation of bid documents and contractor/vendor lists, preparation of contractor agreements in coordination with the University Attorney's office and coordination of bond, insurance and other requirements; coordinates construction document approvals and inspections with the Alabama Building Commission and local authorities as required; coordinates construction work with various University departments; responsible for construction contract management and the coordination of construction projects with University departments and personnel; provides primary oversight of c! apital construction project accounting in coordination with accounting staff; reviews and approves project invoices/requests for payment and change orders; facilitates project "close-out" including preparation of punch lists, certificates of substantial completion, coordination of as-built drawings and requirements for final payment; ensures quality assurance on all aspects of the design/construction process; prepares reports, spreadsheets, and schedules using a PC; inspects construction progress which may require climbing various heights using stairs and ladders and entering confined spaces; reads and interprets blue prints; travels to various construction sites using a University vehicle; regular and prompt attendance; ability to work schedule as defined and additional hours as required; related duties as required.

Minimum Requirements:
Bachelor's degree in architecture, civil or structural engineering or building construction/construction management f! rom an accredited institution as approved and accepted by the Universit! y of South Alabama, six years of professional experience in project management of commercial buildings, three of which were in major capital construction, and possession of a valid driver's license and maintainance of a driving record sufficient to maintain insurance coverage under the University of South Alabama. Directly related project management experience may be substituted on a year-for-year basis for the required education.
