- Minimum Education: Associate's degree or an equivalent combination of education and experience
- Minimum Experience: Four (4) year! s of mortgage loan servicing default experience, with hands-on bankruptcy and/or foreclosure experience, or equivalent experience in an attorney law firm in foreclosure and/or bankruptcy department
- Required Knowledge, Skills, & Abilities:
- Working knowledge of bankruptcy and/or foreclosures laws and regulations with emphasis on adherence to the new foreclosure regulations proposed by the Consumer Financial Protection Bureau as authorized by the Dodd-Frank Act
- Excellent interpersonal, investigative, communication and organizational skills
- Ability to work independently with minimum supervision
- Proficient in utilizing various computer software programs, such as the Microsoft Office Suite, including Excel, Word and PowerPoint
- Ability to maintain confidentiality

Job Summary:
Responsible for the foreclosure, bankruptcy and los! s mitigation functions for Synovus Mortgage. Serves as the lia! ison between Synovus Mortgage and its attorney network. Inherent in the position is acquired knowledge of regulatory, investor, agency, legal, state and federal requirements regarding the processing of these critical functions.
Job Duties and Responsibilities:
- Works closely with the Loan Administration Manager to provide support in the recovery function. Prepares foreclosure and bankruptcy files for referral to attorneys. Administers bankruptcy and attorney payments to proper loans. Balances recovery totals to the general ledger system and pertinent information for the department. Interacts with attorneys, investigators, and government agencies, and keeps them informed of customer account status.
- Prepares bankruptcy court notices and distributes to appropriate company personnel. Stops loan notices and issues bankruptcy flags on active loans. Sends notification to customers and forwards records to attorneys to be used in litigation. Main! tains confidentiality at all times.
- Processes foreclosure documents and reports to ensure completion according to prescribed policies and regulations. Reviews foreclosure actions to ensure compliance with CFPB foreclosure requirements and prohibition against "dual tracking" with modification requests. Processes foreclosure documents for government agencies and other authorities, as required. Prepares monthly delinquency reports for management and investors.
- Files reports with government agencies and other authorities, as required. Maintains complete and accurate files on foreclosure proceedings. Files loss claims with PMI/FHA/VA within time frames established by investors while managing to the requirements of regulators.
- Facilitates transfer of appropriate servicing and foreclosure records to Synovus Special Assets to manage the sale of Real Estate Owned.
